This is an old mantra and one of the most important decisions you will make.

How much rent can you afford?
W hat size location will you need?
Will you need a store front location?
Will there be ample parking available?
What is the local government authority?
Is the location accessable to public transportation?

Some Other things to consider are:

Will the landlord assist with property improvements?
Will they lower the rent or provide other considerations for improvements you make?
